Thomas is also project manager on the Hampton Inn & Suites project in San Diego’s prestigious Mission Valley. This 182-room, 91,120-sq-ft destination hotel is situated on Hotel Circle near Sea World and is being developed by TZ Development. It was designed by Jones|Ballard Architects to meet be LEED Certified and will be five stories of wood frame over concrete podium in a semi-hillside condition with a two-level parking garage.
Amenities include breakfast area, pool, fitness center, business center and a fire pit. The schedule for a portion of the hotel will be accelerated to accommodate bird nesting season on the adjoining Multi Habitat Conservation Area, and Tricorp will take special measures to protect flora and fauna in this area.
Thomas says the project is built into the main hillside of hotel circle using both structural CMU retaining walls for the first floor lobby and back-of-house, and an elevated post tension slab supporting the wood framing above.
“The collaborative effort with our southern CA contractors will enable us to meet the demanding 11 month schedule T2 development needs to meet the tourism benefits of next year’s season and ensuring a high return on their investment,” he says.
Back up north in Union City, Tricorp Hearn is constructing yet another Hampton Inn & Suites that is also designed by RYS Architects. This 90-room, four-story hotel, developed by Lotus Hotels, will comply with the Cal Green Code and will feature energy efficient appliances, an indoor pool, bioswales, and is design-build.
“The design-build delivery method on this job offers unparalleled convenience to the owner,” says Nina Besne, project manager. “It tackles the concern for fast project delivery in a circumstance of pronounced need where the owner’s neighboring hotel remains sold out every week.”
Furthermore, Besne says the contract covers management, procurement and installation of all FF&E fixtures and equipment. “Thus, the method offers the owner a complete turn-key facility, all from one contract and a single management source,” she says.
