This tenant improvement encompassed 13 floors of a 22-story government services building with the goal of repurposing courtrooms into general office space for federal agencies. The project team designed the space with workers and public convenience in mind.
Crews worked only night shifts because the space remained fully operational during the day. To minimize disruption, the team developed a comprehensive, five-phase construction-sequencing plan and installed swing-space facilities for displaced staff.
Another logistical challenge was the security clearance for workers. All employees, subcontractors and materials-delivery personnel maintained strict compliance with security requirements due to the sensitive nature of the building’s daily operations.
