The development of this 81-unit, 94,000-sq-ft, market-rate apartment building in Boise required multiple funding sources, leading to five separate contractual agreements, all performed under the same permit. The design leveraged an opportunity to reorient the building, thus setting it back from its neighbor, built in 1892, and creating a new public space. The resulting park allows the public to better appreciate the area’s history, enabling them to see all sides of Idaho’s last remaining building by architect John C. Paulsen. Design for the development included dividing the structure into four sections to respect the area’s context and density, where most buildings take up no more than 10% of the block.
