Four Seasons Hotel Corp. Offices is converting the former West Heating Plant into condominiums. The $100-million project, expected to start before the end of the year, includes one 10-story building above grade with one story below grade. The redevelopment calls for demolishing most of the existing plant except for one wall. It would include a luxury 80-unit condominium development overlooking an elevated one-acre park on the southern part of the site and a pedestrian bridge across the C&O Canal. Four Seasons Hotel Corp. Valor Development is building the LadyBird Residential Development on the site of a former Superfresh store. The up to $50-million project is expected to begin by Dec. 31. The project would include two structural steel buildings, both four stories above grade and three stories below grade, totaling 310,000 sq ft. The project would include a nearly 18,000-sq-ft grocery store, a nearly 2,500-sq-ft retail space, 214 residential units and five townhouses. Delaware

Liborio 3 LLC is building the Melanie’s Ridge Apartments-Clubhouse-Pool-Commercial Complex in Seaford. The up to $50-million project is expected to start by Dec. 31. It would include 36 wood-framed buildings, each two stories above grade, totaling 300,000 sq ft. The project includes 280 apartments and 560 parking spaces. It also has a clubhouse, playground, swimming pool, storage facilities and dumpster enclosures, plus 10,000 sq ft of commercial space and a private stormwater management system. Guardian Environmental Services Inc. is building a more than 115,000-sq-ft warehouse in Bear. The schedule for the up to $15-million project is undetermined. Maryland

Allegany County Dept. of Public Works is bidding the Braddock and Jennings Run Sewage Conveyance Improvements S85 project at 10811 Locust Grove Road NW in LaVale. Bids for the $30.5-million design-bid-build project are due at 3 p.m. on Nov. 17. The project, including a new 8.8-MGD sewage pumping station, is targeted to start Dec. 1. It will have three dry pit submersible pumps, two influent channel grinders and cast-in-place wet well and dry well. Other elements include: an above-ground brick and block building with standing seam metal roof; relocated activated carbon odor-control system; chemical dosing systems; standby generator; electrical distribution equipment; 20-in.-dia force main; sitework; and demolishing existing pumping stations. Pennsylvania

ATAS International Inc. is building the ATAS Manufacturing Facility at 8364 Main St. in Fogelsville. Planning is underway for the $30-million design-bid-build project, expected to start by the end of the year. The project would include one building, two stories above grade, totaling more than 455,000 sq ft. The owner was seeking county approval at press time. The Pidcock Co. is the civil engineer.
