Faced with a highly constrained site and a mandate to minimize disruptions to airport operations, the project team developed innovative strategies to phase construction of the new seven-gate concourse even before its strategic design took shape. Along with developing detailed phasing, grading, paving and access plans early in the process, offsite prefabrication of major structural components reduced the need for onsite assembly space, a key consideration given the close proximity to an active aircraft queuing line and the separate concurrent terminal redevelopment project.
Other constraint mitigation solutions included locating a 21,000-sq-ft, 12-MW electrical substation and other key building systems in the concourse’s upper levels, which also makes the facility less vulnerable to floods. More than 40 miles of piping, cabling and infrastructure were required to extend utility services to the site, while the facility itself incorporated 12,000 tons of steel and more than 50,000 cu yd of concrete.
Completed within budget and on schedule in two years, the project provides a model for the next three concourses in Delta Air Lines’ LaGuardia Airport redevelopment program.
