The industrial market is booming in San Diego and doesn’t show signs of decelerating. “San Diego’s proximity to Mexico makes it an ideal location for cross-border commerce and manufacturing,” Mahoney says.
Despite a slight setback last year during the height of the pandemic, over the past three years, Ryan Cos. has completed more than 1.24 million sq ft of Class A warehouse and distribution space in the San Diego region, with projects such as Pacific Vista Commerce Center in Carlsbad, Calif., and Poway Ridgeview Industrial Park and Vantage Point, both in Poway, Calif.
“As the industrial market continues to expand, land constraints will be a challenge,” says Mahoney, who notes that the repositioning of dysfunctional buildings will be a key factor in sustaining demand.
“Developers will need to evaluate several factors when considering industrial and life science tenants, including existing power, water and sewer line infrastructure; floor-to-floor height; warehouse clear height; and truck-loading accommodations,” he says.
