As the gateway to Snowmass Base Village, the 165,000-sq-ft One Snowmass complex near Aspen sets the tone for what visitors can expect from their experience in the village and beyond. The two buildings that form this new mixed-use retail and multifamily development include 41 condominium residences, four employee housing units, retail outlets, a gym and a spa. The property includes an Aspen Valley Hospital clinic and a 20,000-sq-ft parking garage, which also serves as a hub for public transportation.
Although One Snowmass was completed in 2020, the project’s history goes back to 2009 at the height of the Great Recession, when the original developer declared bankruptcy and left an unfinished four-story framework that was only partially enclosed, exposing it to harsh mountain winters for nearly a decade.
The project was resurrected by another developer, East West Partners, which completely redesigned the project and selected Haselden Construction as the general contractor.
The Haselden team immediately pointed out significant structural issues such as weather-damaged structures and outdated construction materials, and the team had to remove much of the original building before beginning new construction. The remaining salvageable parts of the original concrete foundation had to be reinforced with structural steel and carbon fiber reinforced polymer to meet new code and design requirements.
