AC + Moxy Hotels
Los Angeles
BEST PROJECT
Submitted by: Suffolk Construction

Lead Design Firm: Gensler
General Contractor: Suffolk Construction
Two separate service hotels are featured in this mixed-use development located next to the Los Angeles Convention Center.
Housed within a 37-story tower, the two hotels feature a combined 727 guest rooms, 8,600 sq ft of restaurant and retail space and 7,200 sq ft of conference and meeting space. A seven-story podium contains parking for approximately 304 vehicles, and, at their base, each hotel features retail shops, a bar and restaurants.
Significant time was spent on planning and preconstruction to ensure safe and efficient major operations, including dismantling tower cranes, coordinating street infrastructure work and renting parking lots to alleviate potential bottlenecks with material shipment delays, laydown and storage.

Even finding a port to accommodate the acceptance and processing of the imported solar-coated glass proved challenging. After being routed through Colombia, the project’s shipment was significantly delayed at the Port of Long Beach. The team had early success in having the glass shipped to Houston and put on a train to Los Angeles. But when the Port of Houston suffered hurricane damage, the project team ultimately had to get the shipment trucked in from Miami.
Travel restrictions created challenges for the New York-based developer. As project elements were modified, enhanced or added to the hotel designs mid-build, the contractor utilized OpenSpace, a 360-degree video platform that documents construction conditions and progress, allowing the group to virtually see the layout of the building.
Completed within budget and on time in June 2023, AC + Moxy is situated within walking distance of multiple entertainment venues in Los Angeles. The development has enhanced the downtown urban core, improving walkability for pedestrians and revitalizing a busy street front.
The front of the building features a 15,000-sq-ft LED display screen that wraps around the corner at an 82.5-degree angle. Perfect for advertising, the display was installed prior to the building’s completion, allowing the owner to begin collecting revenue a full year before rooms were able to be booked. But to make that happen, the team had to ensure fire and safety systems were operational up to the eighth floor.
