The Brookwood Condominium
R. J. Griffin & Co. of Atlanta has completed the 20-story, 219-unit, L-shaped Brookwood condominium in Atlanta. This project is Atlantaâs largest residential project registered for LEED® Certified status, according to the United States Green Building Council. The 437,000-sq-ft tower features 293,981 sq ft and five levels of underground parking, 22,000 sq ft of surface-level retail space and a 31,895-sq-ft, third-level amenity deck.
The 219 units feature four different finish schemes, Viking Energy Star-rated appliances, granite countertops and hardwood floors. The amenity deck includes a clubhouse, yoga room, billiards room, bar, saline swimming pool, fitness center, large grass area with gardens and planters, gazebo and secure garages. The exterior of the building is a four-coat stucco system with a brick appearance.
Some of the sustainable features include:
* Reduced heat island effect through reduced parking surfaces and a highly reflective and emissive roof;
* Building materials with high recycled content, sourced close to the Brookwood site and also produced from raw or recycled materials sourced close to the site;
* Windows that are tinted, have a low-emissivity coating, are insulated, have a low solar heat gain coefficient, and have a thermally broken aluminum frame;
* Interior paints with low quantities of volatile organic compounds (VOCs).
* Carpets with low VOCs and made with recycled content
* Low-flow, high-efficiency toilets, bathroom and kitchen faucets
* A stormwater harvest system
* Native and low water-demand plant species and highly efficient irrigation equipment.
Designed by Smallwood Reynolds Stewart Stewart & Associates, the $100-million-plus project was completed ahead of schedule and under budget and recycled 75% of the construction waste.

Willis A. Smith Construction Headquarters
The new headquarters for Willis A. Smith Construction is an 18,00-sq-ft sustainable office building located in Sarasota, Fla. Built in 2008, it features a water harvesting cistern, solar panels, and many other sustainable features. David Sessions LEED AP, John LaCivita LEED AP, Wade Wolfe LEED AP, Mark Hefner & Brandon Taylor led the Willis A. Smith project team.
The new building is located in Sarasota.
Bishop Snyder High School Classroom Addition
Bishop Snyder High School is the first school in the Southeast certified under LEED® for Schools Rating System, according to the project's general contractor, Auld & White Constructors of Jacksonville. Howard Davis Associates Architects was the project designer.

University of Miami Institute for Human Genomics Biomedical Research Building
Considered to be one of the most technically challenging, complex and advanced research centers in Florida, the building was designed by Karlsberger. It incorporates under one roof all critical components typically found in leading research campuses: a Class 10,000 cGMP manufacturing laboratory, BSL-2 wet labs, vivariums, imaging suite and faculty offices.
Construction manager Moss & Associates of Fort Lauderdale, Fla., is pursuing a Silver-level Leadership in Energy and Environmental Design (LEED) certification for the facility. Energy-saving features include a single-ply reflective rubber roof, an air-conditioning condensate recycling system and “daylight harvesting” of sunlight. The building meets stringent federal research standards such as separate, dedicated laboratory air systems.
Moss & Associates is the contractor; Karlsberger is the designer.
The project is located in Miami.
North Carolina Research Campus Core Laboratory Building
One of the state’s biggest developments, with costs exceeding $1 billion, the North Carolina Research Campus promises to be life-changing for the residents of Cabarrus and Rowan counties. The key impact will bring jobs to the once-thriving textile town of Kannapolis. All buildings will be submitted for LEED certification upon completion.
The David H. Murdock Core Laboratory is a 311,000-sq-ft, four-story building with a dome that rises 168 ft from the street level. When completed, it will be the most comprehensive incubator core laboratory in the United States. Duke Institute of Translational Medicine (not built yet): a four-story, 120,000-sq-ft laboratory building will contain lab and office space typical to a university lab. The intended use of this facility is the extensive study and research of medicine and the affects it has on the human mind and body. UNC (Chapel Hill) Nutrition Research Institute: also a four-story, 120,000-sq-ft lab building with focus on cutting-edge genomic and metabolomic biotechnology. North Carolina State University: Center for Agricultural Genetics will extend the university’s outstanding programs bridging basic life science research to real world agricultural applications to enhance plant breeding. The building will house the NC State Institute of Fruit and Vegetable Science along with Dole Foods. The Central Energy Plant is a 24,000-sq-ft facility housing the chillers and boilers that will serve the entire campus.

ImaginOn - The Joe and Joan Martin Center
Located in Charlotte, N.C., ImaginOn is a three-story facility with mezzanines between floors that accommodate the children’s library and two children’s theaters (a 550-seat theater and a 250-seat theater); all built over two levels of underground parking. The main level provides lobbies for the main entrance and both theaters, the children’s library, check out and box office, interactive exhibits hall, story time room, 550-seat theater, 250-seat performance space, paint/scene shop, and other support areas for the two theaters, and various work rooms. The upper level provides the teen center, tech (computer) central, classroom spaces, blue screen room, rehearsal rooms, costume shop, administration offices and workrooms. The levels are not at a consistent elevation but step at various locations. A curved ramp connects the two levels, and the 550 seat theater mezzanine and a bridge connecting the upper level balcony to an elevator and to the upper level administrative area.
The facility was designed “to nurture young people at every stage of development. ImaginOn integrates the two entities into a new facility type with an original approach to education, learning, and the arts for the ages of birth to eighteen years. The Joe and Joan Martin Center is a collaborative venture of the Public Library of Charlotte and Mecklenburg County and the Children’s Theatre of Charlotte.

This project received Silver LEED Certification.

R.R. Simmons New HQ
A photo of the new 25,000-sq-ft, two-story headquarters for the Design/Build firm of R.R. Simmons, located in Tampa, Fla.
The facility was built to LEED standards.
R.R. Simmons was the design-builder. Fuxan Engineering, SteelFab, Florida Masonry, Mader Southeast, BCH Mechanical, Gulf Electric, Kearney Construction were other firms involved with the project.

Burke Hogue Mills Architecture Offices
Burke Hogue Mills Architecture built this 20,000-sq-ft facility to LEED Gold standards in Lake Mary, Fla.
Window Interiors provided design assistance and installation of custom motorized solar shades in the offices, conference room and second-floor mezzanine.
Torrey Pines Molecular Institute Certified LEED Silver
Suffolk Construction, builder of Torrey Pines Institute for Molecular Studies (TPIMS), announced that the TPIMS facility in Port St. Lucie has received Silver certification under the U.S. Green Building Council LEED® green building certification system.
“This recognition affirms Suffolk Construction commitment to building structures for our clients that conserve energy and are environmentally responsible in operations,” said Rex Kirby, president and general manager of Suffolk Construction’s Southeast Region.
The 100,000-plus sq-ft $40 million biomedical research facility was completed in September 2008. It was built on 20 acres of land donated by Core Communities in Core’s Tradition development.
TPIMS achieved points towards the Silver rating for the following: maximization of open space (exceeds local zoning requirements by 25%); a stormwater management plan that reduces impervious cover and filters 90% of stormwater runoff; reduction of potable water use by 26.4%; construction waste management plan that diverted 4,815.50 tones of on-site generated construction waste from landfill; use of recycled building materials (10.2%); use of regional building materials that were extracted, harvested or recovered, as well as manufactured within 500 mi of the project site (20,397% of the total building); use of wood-based building materials harvested from FSC certified forests; use of low-emitting materials (paints, coatings and carpet systems); providing alternative transportation facilities and preferred parking for low-emitting and fuel efficient vehicles, as well as car/van pool parking;r eduction of potable water use by more that 26% through the installation of dual-flush water closets, ultra low-flow laboratories, and low-flow kitchen sinks.
The team Suffolk Construction assembled for the project, included the Coral Gables architectural design firm of Perkins + Will, Affiliated Engineers, Inc. for electrical, mechanical and plumbing design, ONM&J for structural engineering, Kimley-Horn for civil and landscaping engineering, Stokes Mechanical Contractor, Inc. for plumbing and mechanical work during construction, and Dynalectric for electrical.

Tallman Pines Affordable Housing Seeking Silver LEED Status
Development partners Carlisle Development Group, the largest multifamily affordable-housing developer in Florida, and the Broward County Housing Authority, recently opened Phases I and II of its Tallman Pines development in Deerfield Beach, Fla. The development is the first ever LEED Silver (certification pending) affordable housing development in Florida. Phase III, which broke ground in summer 2008, consists of 42 single-family homes.
The apartment complex, consisting of 176 units in Phase I and 24 units in Phase II, features a 2-bedroom, 2-bathroom layout with 901 sq ft and a 3-bedroom, 2-bathroom layout with 1,022 sq ft. All 200 apartment units at Tallman Pines are designated for low (60% of the Area Medium Income) and very-low (30 % of the Area Median Income) income residents. At least 10% of the 42 single-family homes will be sold to individuals at 80% Area Median Income.
The pending LEED Silver certification includes various green environmental features, such as low emission paints, adhesives, and carpets; water-conserving plumbing fixtures; using recycled materials; buying materials from local suppliers; landscaping utilizing native plants requiring low water consumption and irrigation; and a solar panel system generating power for the community’s clubhouse.
Another unique feature of Tallman Pines is the fact that the entrance to the development was altered from its original design to create an entrance to a 'passive nature park' located immediately behind the community. The passive park, with protected species designation, will feature nature trails and a small playground. The species of trees used in landscaping Tallman Pines was chosen in coordination with Broward County Parks Department to complement the passive park’s ecosystem. Residents of Tallman Pines will enjoy a nature park immediately adjacent to, and within walking distance, of where they live.

USGBC's LEED program.
The neighborhood development will be presented with LEED Silver distinction upon the completion.

Pine Jog Elementary School
Florida's first LEED® Gold Certified school. The project is a partnership between the School District of Palm Beach County and Florida Atlantic University.
The school was designed by Zyscovich Architects of Miami, and built by Pirtle Construction.

Pine Jog Elementary School Garden
The students of Florida's first LEED® Gold Certified school benefit from the 150-acre pineland habitat considered the “classroom.” The school, and adjacent partner FAU Pine Jog Environmental Center, is built inside the classroom as a series of pods connected by exterior covered walkways. When they change classes, students walk through the habitat and observe its cycle of life.

Designed to be sustainable and energy efficient, Pine Jog Elementary, Florida's first LEED® Gold Certified school, also incorporates that technology into its curriculum. A/C & heating equipment, photo voltaic electrical generators and more are built into window-lined rooms along hallways so students can study how energy conservation works, even while outside the classroom.

Pine Jog Elementary School
Florida's first LEED® Gold Certified school. Designed by Miami’s Zyscovich Architects, the school and its 600 students are fully integrated into a preserved, natural environment from the moment they set foot on campus until they leave. The project architect was Zyscovich Architects. Pirtle Construction was the contractor.

When Walker Brands, an award-winning strategic brand agency, outgrew its Tampa office, it partnered with The Beck Group to build a new 8,400-sq-ft, two-story headquarters within Tampa’s new Kennedy Boulevard Corridor Overlay District. The project, a design/build venture, is LEED Gold Certified. A variety of recycled materials were used to minimize environmental impact, and over 95% of the building is exposed to natural daylight, reducing artificial needs. Reduced water usage, energy efficiency, community connectivity, sustainable features and materials, and access are just some of the components that met LEED criteria. The company took them a step further with the implementation of green operational practices as well.
The Beck Group was the contractor.

Stiles' Headquarters Achieves Gold LEED Certification
Stiles President Doug Eagon announced that the commercial real estate company’s downtown Fort Lauderdale, Fla., headquarters building has become Florida’s first existing multi-tenant office building to receive Gold-level LEED-EB certification.
The U.S. Green Building Council awarded the building, 300 Las Olas Place, the certification under its “green” rating system.
“Given our commitment to ‘green’ practices, pursuing LEED certification for our corporate home was a must,” said Eagon. “We’re already seeing energy savings that point to payback in the first year – and tracking the operating costs will give us a benchmark to gauge whether the process makes financial sense for existing buildings we own or manage for clients.”
Achieving LEED-EB certification for the building was an 18-month effort involving Stiles’ architecture, development, construction, property management and human resources teams, according to Eagon. “We estimate that having all the multidisciplinary talent in-house to analyze and implement the entire LEED process saved thousands of dollars in consulting fees.”
Stiles achieved Gold LEED-EB certification based on criteria including water use reduction, optimized energy performance, indoor air quality, sustainable cleaning practices and products, and effective recycling and waste management programs. For employees and tenants looking to shrink their “carbon footprint,” the building accommodates those who ride bicycles to work and has dedicated parking for alternative fuel vehicles.

During the recent “Behind the Walls” reception, hosted by PCBA Foundation and Polk County Builders Association, Mike Hickman revealed the special features of the PCBA Foundation “GO GREEN” Showcase Home by leaving the building envelope exposed for viewing.
Specifically, the exterior block walls were filled with “Foam Core”, an expandable insulation pumped into small holes made in the masonry block. Then a 3/4” wood furring was installed over the interior of the block wall, to which Fi-Foil’s M-Shield™ reflective insulation was stapled. The M-Shield™ created a reflective air space with its foil layer and will help reflect up to 97% of the radiant heat away from the inside of the home. Finally, with the “Icynene” open cell foam insulation installed in the attic on the underside of the roof and walls, this becomes a super-efficient home.
Please note: Fi-Foil’s M-Shield™ reflective insulation is also a paperless solution, which reduces the problems associated with mold and mildew by eliminating the cellulose found in typical insulation. The perforated, breathable design further enhances it ability to help with the moisture management of the wall system.

Punta Gorda Middle School Replacement
Punta Gorda Middle School was a replacement school project after the Hurricane Charley disaster in 2004. The project was built to house the students who had been located in modular trailers since the hurricane hit and also to provide for the future growth of Charlotte County of up to 1,274 students.
After the existing school was completely razed, Ajax Building Corp. of Jacksonville, Fla., began work on a new 172,000-sq-ft Middle School for Charlotte County. This new school combined four interconnected buildings (Classroom, Administration, Cafetorium & Gymnasium), consisting of Structural Steel, Concrete, Masonry, Veneer Brick and Standing seem Metal Roof. 1401 Crown Center
1401 Crown Center was constructed in the early 1980s as a 52,000 sq-ft single tenant building without any energy efficiencies. Midgard Management began renovations using LEED criteria in 2008 adding a second floor to the structure bringing it to 76,703 sq ft. 1401 Crown Center features building systems that optimize indoor air quality, maximize energy efficiencies, and provide operational savings including a new Energy Star-rated white roof and technology is used to cycle in fresh air. The interior spaces are stylishly decorated using green materials such as recycled ceramic tile, low VOC paints, and energy efficient lighting. The facade of the building was also renovated to include the installation of large hurricane proof windows allowing natural light to flood the interior spaces. 1401 Crown Center has won several community and industry awards including the City of Ft. Lauderdale's Community Appearance Award for urban environmental design and 2009 Best of Fort Lauderdale Award in the Real Estate Managers category by the US Commerce Association. The landscaping on the property was just recently certified by Broward County for their Naturescape Award. 1401 Crown Center received its LEED Silver certification for New Construction in January 2010, nine months after the Certificate of Occupancy was issued. The building, itself, achieved 90% occupancy within 120 days of the C/O being issued in a very difficult market due in large part because it is the only LEED Certified building within the Cypress Creek Market. The tenants of the building include Parkson Corporation, which is an international water reclamation firm on the ground floor and CBS Interactive which is occupying the entire second floor of the building. The leases reflect long-term leases at market rents.

The design should consider strategies that decrease energy and water consumption resulting in decreased utility bills. Dominion Realty Partners selected Choate to team with in the successful construction of this LEED Gold build-to-suit office building and data center for Genworth Mortgage Insurance Corp. in Raleigh, N.C. This facility encompasses 132,000 sq ft of office and a 506-car, 169,000-sq-ft parking deck. Genworth houses one of its critical data centers within this facility to accommodate redundant data sharing with other Genworth facilities worldwide. This structural steel frame is wrapped with architectural precast and window wall, enclosing Class A office finishes throughout.

Meredith College Student Housing Apartments
This project adds a three-story student apartment building to the Meredith College campus in Raleigh, N.C. The design-build project blends trends in modern student housing with the traditional style of the historic college campus. This project has achieved LEED Silver certification by United States Green Building Council for its environmentally friendly construction and sustainable features.
The building has three-story, load-bearing masonry walls with precast plank slabs and a brick facade exterior. Its fiberglass windows have aluminum storefront entries and the roof structure has wooden trusses with asphalt shingles accented by fiberglass cupolas. This first-class, suite-style residence houses 252 bedrooms with kitchen-bath-bedroom modules. It also contains laundry areas, storage areas and lounge space.
All areas contain communications support and sprinkler system. Sitework for the project involved clearing demolition; erosion control (SWPP and NPDES Compliance); site grading; storm drainage system; ponds; domestic water and sanitary sewer systems; roadway and parking installation; construction of a pond area with landscaping and irrigation throughout.

This build-out for Delta Dental, a leader in dental insurance, includes the entire second floor of the Stonebridge III building in Sanctuary Park. Perimeter offices with glass walls and open office design allow employees to enjoy natural light throughout the area. This unique space includes feature walls with gyp light coves, cove soffits with Fry reglet reveals, and specialty lighting. The finishes are comprised of wall talker wall covering, specialty Zolotone paint in the elevator lobby, and Interface carpet tiles. Additionally, another women’s restroom is constructed complete with decorative sconces, marble vanities, and ceramic floor and wall tile. The mechanical scope boasts a three ton Liebert water cooled computer AC unit, four new Mitsubishi fan coil units, a new refrigerant zone controller, and a 20-ton roof-mounted condensing unit. This project is designed to meet LEED certification and has construction duration of nine weeks.

The facility incorporates Energy Star's Roof System, recycled content in the steel and rebar materials, low-VOC paints and caulks, non-HCFC refrigerants, low-flow water fixtures and Intu Lighting for all warehouse lighting fixtures. The project achieved LEED Silver certification from the U.S. Green Building Council for its environmentally friendly construction and energy efficiency.
This facility is the first sustainable designed warehouse for Choate Construction, and the second distribution center in the area for Saddle Creek. Saddle Creek specializes in third-party logistics, transportation and supply chain management.

This LEED Silver office building and parking deck, located in Sanctuary Park, integrates architectural precast, glass, a stacked stone exterior, and interior finishes consisting of stone and wood wall panels, stone flooring and custom designer rugs. Slightly bigger than the previous two, Stonebridge III is six stories and includes 26 acres of site development. The 274,000-sq-ft parking deck is four stories with 812 spaces.

Beaufort-Jasper Water and Sewer Authority Administration Building
The Beaufort Jasper Water Sewer Authority project includes the addition and renovations to the Administrative Building of the Beaufort Jasper Water Sewer Authority.
The renovation of the existing space requires precise scheduling and accurate coordination to produce a seamless transition with no loss of service. It involves approximately 3,500 sq ft within the cashiers, customer service and IT departments.
The 17,256-sq-ft, two-story addition to the campus consists of additional office space, conference rooms, community space and administrative areas to meet the growing need in utility services of the Beaufort Jasper area. The addition matches the existing building profile of radius standing-seam roof and brick exterior veneer, the landmark campus in the community.
This project received LEED Silver certification from the Green Building Certification Institute for its sustainable construction and incorporation of energy and water conservative elements.

Armstrong Atlantic State University Student Success Center
This LEED Silver project includes a two-story addition and partial renovation of the existing Memorial College Center (MCC) and Computer and Information Services (CIS) Buildings. The Student Union Building is the central point of AASU's new Master Plan, with several future phases planned.
The multi-purpose building includes a full-service kitchen, large dining and servery area and a President's dining room. It also features a bookstore sales area, convenience store, coffee shop and food franchise. Educational spaces include student affairs area, testing spaces, career area, and student organization area. Additional spaces include a large ballroom, meeting rooms, multiple lounges and a theatre/lecture auditorium. The MCC Building has a new fire alarm system and sprinkler system. The CIS Building book storage area reduces the size of the building and adds several doors throughout the space.
The new structure is steel with brick and cast stone veneer. The two main entrances boast large curved cast stone facades. The exterior of the Student Union is enhanced by two intricate circular courtyards which include cast stone seating and landscaping. A water fountain feature in the main entrance courtyard is a centerpiece of campus.
The HVAC is a two-pipe chilled water system. The cooling tower is a new technology ceramic system housed in a concrete structure with veneer finish to complement the building's elevation.

The AutoNation Building Becomes Second Office Property in Downtown Fort Lauderdale, Fla., to Achieve LEED Certification
Fort Lauderdale, FL. – April 05, 2011 – Stiles and AutoNation today jointly announced that The AutoNation Building is the second office property in downtown Fort Lauderdale to achieve Leadership in Energy and Environmental Design (LEED®) certification from the U.S. Green Building Council (USGBC). The USGBC awarded the 204,000-square-foot multi-tenant office building a certification for Existing Buildings Operations Management (EBOM) under its stringent rating system. The AutoNation Building earned the prestigious designation from the national, not-for-profit USGBC for meeting LEED standards for energy use, lighting, water and material use, and incorporating a variety of sustainable strategies. Stiles’ 300 Las Olas Place office property was the first in the downtown area achieve LEED status.
“As our fifth LEED certification, and second in downtown Fort Lauderdale, this project illustrates our long-term commitment to sustainable development and ability to lead the market in designing, developing, constructing and managing environmentally-conscious commercial structures,” said Stiles Chairman and CEO Terry Stiles. “This particular accomplishment is a testament to our strong partnership with AutoNation to collaborate with our design, construction and property management divisions to meet the USGBC’s stringent standards and establish The AutoNation Building as a sustainable and stylish office building.”
As Fort Lauderdale’s largest corporate tenant, AutoNation marked one of Broward County’s biggest office lease transactions of the year when they signed a 12-year lease with Stiles in 2009 to occupy 105,000 square feet of space at the building. Located at 200 Southwest 1st Avenue in Fort Lauderdale’s exciting business core, The AutoNation Building is a 17-story mixed-use Class A office building with more than 17,000 square feet of ground-level retail shops near Las Olas Riverfront and six levels of parking.
Stiles developed the building (originally known as 200 Las Olas Circle) in 2007 and became committed to achieving LEED-EBOM Certification for the building in 2008, just shortly after the company launched its corporate sustainability initiative. Having achieved LEED certification for other office and retail projects, such as Lake Shore Plaza II in Sunrise, Plaza at Las Olas in downtown Fort Lauderdale, the Palm Beach Zoo and City Furniture Boca Raton, Stiles and AutoNation were confident the team could obtain certification in a timely and cost-effective manner.
“A key element in our decision to lease our space at 200 Las Olas Circle was Stiles' commitment to achieve LEED certification for the building,” said Mike Jackson, chairman and chief executive officer for the auto retailing giant, AutoNation. "Sustainability remains a cornerstone of our business, and it is extremely important for us to grow our brand and company in an environmentally-friendly way. The AutoNation Building incorporates energy-efficient and sustainable features, such as a computer-operated energy management system that controls the air-conditioning and heating while monitoring indoor air quality, electricity-reducing technologies, water-conserving plumbing fixtures, and the use of low VOC-emitting paints and sealants, according to Chris Rotolo, president of Stiles Property Management, which manages the building. In addition, the building features advanced recycling systems and green cleaning products that are environmentally safe, Green Seal Certified and bio-renewable.

This 55,000 square foot, three story facility is designed LEED Silver and will instruct students in all the new sustainable technologies present and future.

Sun N Fun Lifestyle Wellness Center
This 18,000 SF facility was designed for a local resort looking to provide new services to attract the baby boomer generation of residents. The building is comprised of a therapy spa, a 25 meter indoor pool, exercise rooms that overlook the pool from the second floor, along with an upstairs aerobics room, steam & sauna rooms, locker rooms and access to adjacent exterior spas and pools.
The projects goal was to connect to the existing pool and create an “open” feeling by taking advantage of views to the east. Full glass facades on the east and north provide large amounts of natural light and views outside. In order to provide a physical connection to the exterior, three 20’ sections of the eastern facade accordion open allowing the pool deck to extend outside on pleasant days.
The sustainably minded client required the pool building to be healthy & energy efficient, to this end the building utilizes large overhangs on the south side to shade the against the harsh Florida sun. Additional “green” systems include a 10,000 gallon cistern, a state of the art cooling system and lights which are controlled by occupancy and daylight sensors, provide the right amount of light when needed. The LEED seeking project also has an insulated concrete form (ICF) wall system & triple glazed windows provide to a highly insulated envelope. Low & no VOC finishes were used throughout as well as high recycled content containing materials.

The projects goal was to connect to the existing pool and create an “open” feeling by taking advantage of views to the east. Full glass facades on the east and north provide large amounts of natural light and views outside. In order to provide a physical connection to the exterior, three 20’ sections of the eastern facade accordion open allowing the pool deck to extend outside on pleasant days.
The sustainably minded client required the pool building to be healthy & energy efficient, to this end the building utilizes large overhangs on the south side to shade the against the harsh Florida sun. Additional “green” systems include a 10,000 gallon cistern, a state of the art cooling system and lights which are controlled by occupancy and daylight sensors, provide the right amount of light when needed. The LEED seeking project also has an insulated concrete form (ICF) wall system & triple glazed windows provide to a highly insulated envelope. Low & no VOC finishes were used throughout as well as high recycled content containing materials.

The firm, in association with VMDO Architects, will completely replace all building infrastructure systems, making the facilities accessible to the disabled and providing new student amenities. A new 8,400-square-foot addition will connect the two residences, fulfilling the original 1940 master plan, and feature a fitness center, multipurpose meeting room, classroom, and small group study rooms.
“The 616 residents will enjoy new expanded social and study lounges, restrooms and laundries on every floor,” said Ron Stang, AIA, LEED AP and chairman for Stevens & Wilkinson, Georgia. “The renovation scope includes incorporating new elevators; converting existing open attic spaces into two new residential floors; and replacing slate roofs and historically accurate windows.”
Exterior grounds will also be redesigned to create new outdoor spaces for recreation and entertainment as well as a new accessible route through the sector of campus where the residences are located.
The three-year, 125,000-square-foot project is on track to achieve LEED Gold certification from the U.S. Green Building Council.
