Choate Construction's third project for tech marketing company Red Ventures in Indian Land, S.C., is designed to provide employees with a unique set of amenities that contribute to a "work hard, play hard" atmosphere. The five-story, 200,000-sq-ft cast-in-place concrete office building features a beer garden, a six-lane bowling alley, a lounge and a cafeteria, while outside, the new project adds a soccer field, two tennis courts, two beach volleyball courts and other recreation areas to the company's existing campus.
Also included as part of Choate's contract was a four-level, 1,200-space precast parking deck and a 5,000-sq-ft connector—referred to as a "living-room bridge"—that attaches to an existing office building. The building's exterior is composed of curtain wall, metal panels and EIFS system.
The contractor delivered the building from first footing to final occupancy in 373 calendar days. Crews were able to achieve that schedule despite enduring 30 in. of rain, including 15 in. during the first month when basement excavation was proceeding.
Construction crews had to employ extensive temporary dewatering measures, which included the use of monitoring wells and the installation of a permanent under-slab gravity-fed dewatering system.
