Developers Merlone Geier Partners and GLJ Partners recently broke ground on Stella, an �eco-chic� residential community in Marina Del Rey.
Stella will be seeking LEED silver certification for its incorporation of sustainable materials, healthier interior finishes and energy-efficient construction techniques, in compliance with the city of Los Angeles’ green building ordinance.
Stella’s project team includes architectural firm DesignARC and Arroyo Interior Design. The general contractor is GLJ Builders, LP, the in-house construction company of GLJ Partners. Completion is targeted for fall of 2012.
“In addition to creating a new green high-density, mixed-use community, Stella will create jobs and be an economic stimulus for the Del Rey and Venice neighborhoods,” says Jim Atkins, MGP managing director. About 300 to 400 construction jobs are expected over the next two years, plus 10 permanent jobs, not including retail.
Located at the gateway to Marina Del Rey, just a few blocks from the marina, Stella will consist of two mid-rises with 244 luxury apartment homes above 9,000 sq ft of retail space and two levels of parking. Twenty-four units will be offered at below market rates, in compliance with L.A.’s affordable housing regulations.
Averaging approximately 975 sq ft, the apartments will feature refined finishes, sleek modern appliances and exceptional high-end amenities akin to a condominium, creating an engaging resort-like environment. Planned amenities will include a saltwater pool retreat and sun deck; sand beach with five private cabanas; residential outdoor dining rooms and barbeque area, fire pits and lounge; fifth floor “Sky Lounge” indoor/outdoor living room with views of the marina; community/recreation room with event kitchen, pool table, poker table, plasma TVs, surfboard storage room; modern gym and fitness studio; spa with two treatment rooms and yoga room; Cyber Café and business center; theater/screening room and the “Hub” bicycle repair, cleaning and storage area.
