The one-story, tilt-panel building in Goodyear started out as a speculative space but changed midway into a build-to-suit project. The team added racking in the 40-ft-clear height building for 68,000 pallet positions, 800 tons of HVAC, a fully insulated envelope and 10,700 sq ft of office space. The building also incorporates the only high-strength Heidebed Ductilcrete floor slab system in Arizona.

Challenges included changing the tilt-panel openings for the vertical levelers and installing column footings, steel columns and joists for the added HVAC loads. In order to use a 300-ton crane with its 350-ft boom to place the HVAC units, the team worked closely with nearby Luke Air Force Base because the building is on the F-35 flight path.

The owner received the 644,000-sq-ft distribution center on schedule and within budget in January 2020.
