While Dodge Data & Analytics is forecasting a steady market for 2021, Nellis is seeing the Tampa Bay market differently. Notably, he sees “ample opportunities in multifamily, both public and private K-12, private student housing as well as distribution and advanced manufacturing.” Also, while hospitality, office and aviation saw pandemic-induced pauses in 2020, Nellis says, “They will all be back in 2021.” As elsewhere, multifamily remains Tampa’s strongest market due to the number of people moving to Florida.
