Set on the waterfront in the heart of Ras Bufontas Free Zone in Doha, Qatar, the trade hub’s Business Innovation Park has a flexible design that suits local startups and large global corporations.

The Qatar Free Zones Authority broke ground on the design-build project in 2016, overcoming material shortages and an international blockade. The Ras Bufontas site covers four square kilometers and sits adjacent to Hamad International Airport.

Pedestrian bridges connect the Business Innovation Park’s four wings, which surround an internal courtyard. Two of the wings are fully fitted out, while each of the remaining two was built with only the shell and core to meet future needs. The courtyard aims to create an internal oasis where authority employees based at Ras Bufontas can collaborate and visiting investors can work.

A Lebanon-based team provided the building’s schematic design, while a local firm ensured that the detailed design adhered to the project’s original intent while meeting local requirements.

The Business Innovation Park was built over a plot area of 23,000 sq m with a built-up area of 35,000 sq m. The lower ground floor encloses 270 parking spaces, an auditorium and other amenities.

Procuring materials was a challenge due to the multi-year blockade of Qatar enforced by neighboring nations, but the project team was able to deliver alternatives.

The team chose ultra-high-performance concrete for the complex’s facade, a material which resists damage from corrosion and dust. The structure’s design reflects traditional Qatari architecture in a modern way to welcome investors and employees. The project was completed on time and within budget in October 2020.
