General contractor DonahueFavret Contractors converted the historic 10-story Royal St. Charles Hotel into Hotel Indigo New Orleans. Originally built in 1837, the contractor was familiar with the building, having previously converted it from an office building to a hotel in the 1990s.
Approximately one month after breaking ground in February 2021, the exterior scope of the project was significantly modified after crews discovered water intrusion. Given the historic nature of the building, the team decided to re-caulk exterior windows on all floors and facades, and replace the roof.
Public spaces were completely overhauled, adding a new bar, check-in desk area with lounge, MEP infrastructure and an all-new full-service kitchen. The facade was completely renovated with new waterproofing, painting of the first-floor storefront and the addition of aluminum composite material panels.
As old tile, tubs and other elements were removed from existing bathrooms, the team discovered multiple unforeseen conditions related to available openings. In total, the design team and general contractor had to coordinate seven different vanity types and five shower door types across every floor—all with custom finishes.
Throughout the hotel, all finishes were renovated, including nine balconies that overlook historic St. Charles Avenue.
The new $6.5-million boutique hotel, completed in March 2022, now features 143 rooms and suites.
