The nine-building residential complex is the nation’s largest student housing project providing 1,247 units and nearly 3,300 beds for the fast-growing university. A prefabricated light gauge steel system for structural and infill framing substantially reduced construction time to three years without compromising design integrity or quality.
The Green’s 10,000-sq-ft community building houses a generous fitness area, multi-purpose room with catering kitchen, administrative offices, open veranda, mail center and secure package storage room. Heritage trees were preserved across the 34-acre site, which also contains two soccer fields, a hammock grove, expansive lawns for play and socializing, a large social patio equipped with picnic tables and outdoor game areas and parking for more than 3,000 bicycles.
A comprehensive quality control system ensured coordination of the work while consistently achieving rigorous standards for quality and performance, particularly in its more complex components. Field reports, periodic quality control manager inspections, and thermal imaging ensured ensure the building envelope was secure. This meticulous approach both reduced the amount of change orders and providing a more efficient design.
The Green incorporates a design that incorporates photovoltaic panels into canopies above surface parking areas to generate 5.5 megawatts of energy. High-performance envelopes and interiors, energy-efficient building systems, low-impact water systems and a connected bike and pedestrian pathway contribute to complex-wide sustainability. These elements helped make the project the largest Net Zero Energy (NZE) housing development in North America.
