Integrated project delivery enabled this two-story, 98,800-sq-ft medical office building to be completed on schedule and under budget amid lingering challenges with material shortages and rising costs.
The facility is a one-stop shop that gives Culinary Union members access to primary care providers, pharmacies, physical therapy and dental care. The structure was designed to provide a user experience that is reflective of the hospitality industry.
In addition to processing submittals to facilitate early procurement of long-lead items, the team minimized exterior envelope constructibility issues through weekly meetings that identified opportunities for improving the design. The revised details were incorporated into shop drawings and updated in architectural drawings so that once work began on the exterior envelope, there were no questions regarding who was responsible for individual items and sequencing, as all those details were worked out in the weekly meetings with subcontractors and consultants.
Teamwide communication allowed an intricate decorative steel design element located at the roof canopy to be installed out of sequence with other upper-level elements. Additionally, applying construction robotics technology for framing and drywall layout helped save time as well. The project team’s comprehensive safety program resulted in no recordable incidents or lost-time accidents over the course of more than 250,000 work hours.
