The Broward County Board of Commissioners is in the pre-design phase of an up to $640 million county government center, a combined facility anticipated to be a multistory Class A office tower of roughly 900,000 sq ft of which 332,200 sq ft will be for county use and 248,191 sq ft for city use. A second tower will include a parking garage structure, office space for the County Transportation Dept. and a bus terminal. The site will provide transit-oriented development next to future commuter rail and a Brightline station, potentially leaving the county with up to 2.6 million sq ft of development opportunities. The facility is aiming for LEED Silver designation, with the county currently evaluating design requirements, delivery models and funding sources with the intent to finish the project in late 2026 or 2027. North Carolina

Fujifilm Diosynth Biotechnologies is in the planning stages of a $600-million expansion to its pharmaceutical facility in Holly Springs that marks the second phase of a total $1.2-billion investment. The design-bid-build project is currently in the design review process with the city and is slated for completion in 2028 after a June 2025 start. The manufacturing facility with testing, research and development labs will feature two three-story buildings totaling more than 284,000 sq ft at 100 Biotechnology Ave. in the Oakview Innovation Park. Plans call for drug manufacturing space and expansion of the central utility building by 17,623 sq ft and eight new 20,000-liter mammalian cell culture bioreactors for bulk drug substance as well as 423 parking spaces. Tennessee

Two 46-story buildings totaling more than 1.2 million sq ft are in the works for Nashville: a $585-million Ritz Carlton Hotel and a mixed-use development by M2 Development Partners that’s currently in the planning schematics phase. The design-bid-build project will seek LEED Gold status and is expected to complete in mid-2027. Plans call for a two-tower luxury branded hospitality and mixed-use project with 242 luxury branded rooms or suites, 165 for-sale condominiums, 184 multifamily rental units, a 6,000-sq-ft spa, a 30,000-sq-ft meeting and banquet area, 10,000 sq ft of supporting retail, a 560-space parking garage and rooftop restaurant. Florida

Airis International Holdings LLC is developing the four-story, 800,000-sq-ft MIA Vertically Integrated Cargo Community (VICC) PPP, a design-build, $700-million effort to construct a LEED-Silver VICC alongside public owner Miami-Dade County Dept. of Aviation/Facilities Development and private owner Vantage Airport Group Ltd. HOK Group Inc. is architect. Currently in the planning schematics phase, the project’s lease agreement approval is pending with the four-year construction schedule anticipated to begin within two years of that approval, with substantial completion targeted for 2029. Plans call for a four-level structure with at least 600,000 sq ft of cargo operations. A commercial area is planned for the fourth floor to accommodate food and retail, and an adjacent structured parking garage is planned as well.
