Originally built in 1918, The Culver Studios lot that houses this confidential client’s new mixed-use campus played a key role in bringing such beloved blockbuster hits as “Gone with the Wind” and “The Wizard of Oz” to the big screen. The 14-acre campus was redesigned through this 216,634-sq-ft tenant improvement project, which was completed on time and within budget in August 2023.

Work stretched across two four-story buildings, Buildings J and O. Building O includes a 100-person training room on its first floor and is home to Thursday Night Football’s NFL broadcast room on the second floor. Building J’s first floor, which is filled with specialty rooms, is a 28,600-sq-ft multifunctional space that has Dolby certified recording studios and podcast rooms.

The campus was occupied and would remain open throughout the project. However, the client hoped to start using new spaces as they became available. A multiphased approach allowed occupancy as floors were completed.

Noise mitigation was crucial as well, and the team had to navigate limited hours for loud work. Crews coordinated closely to ensure no noise disruptions occurred.
