While two hurricanes and the COVID-19 pandemic resulted in 27 months of delays and tens of millions of dollars in damages, the project team was able to successfully transform the 27-acre waterfront parcel into a more than 1-million-sq-ft resort destination. The resort includes three buildings that house 512 hotel rooms and 273 suites. High-end amenities include a lagoon-style ground-level pool, a rooftop stainless steel pool and spa, 15 restaurants and food venues, meeting spaces and two ballrooms.

In March 2020, the COVID-19 pandemic led to mandated shutdowns. Additionally, the developer, Allegiant Travel Co., was impacted by challenges facing the airline industry. This led to a 16-month shutdown during which general contractor Suffolk Construction regularly collaborated with Allegiant. Suffolk had nine team members on site daily to maintain security and structural integrity of the concrete structures. In July 2021, Suffolk and Allegiant were able to get back on track, steadily increasing the workforce to 30 Suffolk employees and more than 1,000 workers on site daily.

In September 2022, Hurricane Ian caused two cranes to collapse onto the hotel with local wind gusts exceeding 175 mph. The incident caused tens of millions of dollars in damage and required significant rework. In August 2023, Hurricane Idalia caused millions more in damages. Compared with Hurricane Ian, these damages were easily repaired, but they still affected the schedule.
