Situated on 69 acres, this $61-million 917,374-sq-ft business park hosts four Class A buildings, with scope including full-site development of all utilities, gas, water and roads on three separate sites.

Each building features 10 ft of glass at its entrance and standard 9-¼-in.-thick tilt-wall panels. Crews also installed several retaining walls as well as a detention pond and a retention pond with a fountain feature.

This was also the first industrial warehouse project for the city of Benbrook. Work began on this U-shaped site amid a concrete shortage, mitigated with the help of an onsite concrete batch plant. However, the team continued to monitor the volatility of available materials and additional costs that could impact the concrete tilt-wall panel fabrication schedule.

Building 3 features a site fill over 35 ft vertically, retained by a stone gravity retaining wall of matching elevation. To accomplish this, the team used material excavated from the other building sites, which helped avoid excessive truck hauling costs. All excavation fill was monitored and tested for proper moisture, compaction and density to prevent future building movement.
