First built in 1983 as Energy Plaza, this 49-story, 1.2-million-sq-ft office tower has been redeveloped into a mixed-use property of 293 luxury apartments on the upper floors and 450,000 sq ft of Class A office space below, with separate entrances and unique lobbies for each use.

This redesign preserved the original 30-ft lobby height and replaced solid walls with curtain wall to open the lobbies to natural light. Intricate structural adjustments were necessary to accommodate new amenities and significant modifications to the parking and mechanical systems.

To accommodate parking areas designated in the design, existing office floors were transformed into parking levels. A secondary structural engineer was brought on to review the plans and led extensive collaboration in sequencing steel installation and concrete demolition activities to ensure the building’s structural integrity. In one instance, a column that could not be touched was located just 5 ft from a parking deck ramp.

The design also called for removing glass at each of the triangular building’s three points on nearly every floor to create balconies. This required precise coordination and skilled labor to safely remove windows. Meanwhile, to install a pool on an elevated deck that was previously a rooftop, crews first had to take core samples to confirm the strength and thickness of the existing slabs. Despite these challenges, the team delivered the project on time and within budget in February 2024.
