The largest facility of its type in Brooklyn, the 400,000-sq-ft ambulatory care center houses 12 state-of-the-art operating rooms with specialty video systems, associated private pre-/post-op rooms for outpatient procedures, central sterile and scope processing facilities, a cancer center with a compounding pharmacy, and specialty areas for cardiology, orthopedics and imaging. Given the site’s limited laydown space, tree preservation requirements and a mandate to minimize community disruptions, the project team implemented a comprehensive environmental mitigation plan that included measures to control truck routing, offsite material staging and careful planning of export trucking during the excavation phase. The strategy also included noise and dust mitigation measures and a requirement for all equipment to meet current emissions standards. Existing buildings in immediate proximity to the construction site were monitored for settlement during the demolition and excavation phases, while multiple drilling methods were used to install 230 30-in. secant piles to eliminate the need for underpinning adjacent landmark buildings.
