The 205,000-sq-ft mixed-use life sciences building located in the heart of Union Square features lab-ready infrastructure and flexible and efficient floor plans.
The building, which includes Biosafety Level 3 facilities and a vivarium, consists of seven stories topped by a two-story mechanical penthouse to support essential life sciences equipment.
A robust safety plan was required with the project located next to a new transit station that led to a significant increase in pedestrian traffic at the site on the corner of a busy traffic and pedestrian intersection. These site conditions also required just-in-time deliveries.
The project’s dense residential neighborhood also has noise ordinances restricting evening and weekend activities. The contractor sequenced the exterior wall erection so temporary interior lighting was less intrusive to neighbors, according to the submission.
The original geotechnical design used pressure-injected footings that required redesign after it encountered issues after installation began. After switching to precast piles, the contractor collaborated with the designer and subcontractor to provide pricing and technical input. This proactive support enabled the contractor to immediately implement the change the day after the design bulletin was released.
The building, which has LEED Gold and WiredScore Platinum sustainability certifications, finished in two years on schedule and at budget.
