Sophisticated systems, confined site conditions, an accelerated schedule and advanced materials and equipment procurement methods all amounted to a complex project. The project overcame a big hurdle when the owner asked to compress the design/pre-construction schedule by 14 months. To achieve this, the design-build team eliminated phasing during design and stacked both phases to run simultaneously as one.
Another challenge arose when the owner requested several major design changes during design and development, such as upgrading the upper three levels of the building in order to achieve OSHPD 3 compliance. Changing the top three floors to OSHPD 3 significantly expanded all MEP design scope. To avoid delays, the contractor implemented LEAN principles to expedite decision-making for the owner.
The new Cancer Center promotes the comfort and health of occupants. High ceilings were designed to give patients more of an open-air feel. Carefully selected HVAC equipment was installed in locations that minimize background noise levels. To achieve increased ceiling height, HVAC equipment was consolidated and distributed on the roof.
The facility's energy performance surpasses minimum California Energy Code Compliance with lighting designed for low-energy consumption. Indoor usage is 60% better and outdoor usage is 37% better than code.
