Located on a 6-acre site in Greater Boston’s innovation and life sciences cluster, the five-story, 500,000-sq-ft office and lab building provides a flexible, column-free floor plan to maximize custom interior layouts and provide structural and building system capacity for tenants. Multiple amenities include a 3-acre courtyard that offers seating areas and walking trails.
The LEED Silver building has an energy recovery unit in the mechanical penthouse, a food waste recycling system, extensive interior daylighting and low-flow plumbing. Exterior vertical fins and horizontal sunshades reduce interior heat. A new 1,500-car precast parking garage, able to support a future solar array, connects to the building.
Logistical issues at the tight site were complicated by COVID-19, which required the team to develop a precise plan to maintain schedule and budget. This included careful planning and performance of blasting and surveying; alternative truck traffic delivery routes and schedules; and safely accommodating up to 300 trade workers each day.
Two fully autonomous robots equipped with 360-degree video capture and laser scanning assisted quality control. Collecting the detailed visual site data creates a bridge between the field and design models while also monitoring safety and expediting progress tracking. The platform also monitors environmental conditions and enhances security surveillance on the project, which was completed on schedule in 42 months.
