Transforming a core and shell completed by another contractor into a medical facility involved fitting out a 45,000-sq-ft specialty care space. The first floor is a hub of specialized care areas including audiology, behavioral health, X-ray and ultrasound. The second floor supports advanced medical procedures, housing an ambulatory surgery center.
When the construction manager responsible for the core and shell had to unexpectedly replace the entire roof during Turner’s active fit-out work below, the two teams collaborated to minimize disruptions by scheduling roof work during off-peak hours and maintaining daily communication. The project integrated mechanical, electrical and plumbing systems, adding a rooftop unit and optimizing two existing ones. A new main distribution panel ensures efficient power distribution. The team also installed an emergency power backup system using a generator repurposed from a decommissioned Nemours site, guaranteeing reliable power for critical care areas. The $17.5-million, year-long project finished on schedule and under budget by $200,000.
